When preparing to descend from a steep mountain summit, one first surveys the landscape to identify routes down the mountain, evaluating the risk profile of each and then charting a preferred path. Next, one must envision the turns, the first few in particular, evaluate the snow pack, prepare an escape route or backup plan if you miss a turn, catch an edge, or if the snow is not as forgiving as anticipated. Only once this collective calculus is made can you drop in and responsibly enjoy the ride. 

We think about real estate investing in much the same light . Develop a thesis, identify potential investment opportunities, draw up a business plan, identify risk mitigants, prepare backup options, and plan an escape route for exiting the investment over time. All the while, remaining on our toes to react to variable economic conditions along the way.

We prefer to mitigate risk through conservative, fixed-rate leverage, identifying ways to assure downside protection, and taking defensive postures in the event of challenging market conditions. In short, we focus on long-term value creation rather than adopting a short-term “fix and flip” mentality.
